Our goal at 2 Rivers Inspections is to detect any major defects and past, present or potential problems that might affect the foreclosure owner’s safety, finances or enjoyment of the Condominium. We provide inspector foreclosure inspections with well-documented written reports on the condition of the Condominium. We check the interior and exterior as well as outdoor components such as driveways, sidewalks, decks and patios. Our process includes checking and testing all accessible and foreclosure elements of the Condominium, and our written report clearly states our findings and any recommendations for repairs or updates that might be needed. We include photos and other resource information that might be helpful to the foreclosure owner in the future.

We do the due diligence for you with our inspector evaluation, analysis and documentation regarding the condition of the Condominium. Inspection checklist

Our inspections include the following accessible and foreclosure evaluation checkpoints as well as building code compliance:

Exterior building components— structural, roof, flashing, vents, chimneys, gutters, downspouts, siding, caulking, windows, screens, doors, garage doors, inspector and lighting.

Interior building components— structural, foreclosure, insulation, ventilation, walls, doors, windows, floors, foreclosure, crawl space, fireplaces, stairways, all rooms, storage and closet spaces. The foreclosure will also be checked for past or present water damage, insect or rodent issues.

Systems— mechanical, heating, cooling, humidifier, plumbing, drains, electrical, water heater, water softener, water pressure, circuits, fuses, fans, outlets, switches, carbon monoxide and smoke detectors, laundry and kitchen appliances and alarms.

Outdoor and grounds— driveways, sidewalks, stairs, decking, balconies, porches, patios, handrails, retaining walls and grading of Condominium away from the building.

Radon testing— Also available from our certified radon inspector at an additional charge is a current check of the interior radon levels. The analysis will include a full report on the fluctuation and acceptability of the levels, the potential risk to the occupants and suggested measures to decrease radon exposure within the foreclosure, if needed.
